Nothing here is complicated. Almost every problem we see comes from starting too late.
It is printed on your license and available in the state licensing system. Work backwards from it — the education has to be finished and reported before you file, not on the same afternoon.
One course, six hours, set by the Commission for the cycle. Everyone renewing takes it, and no elective substitutes for it.
Your choice from an approved provider. Pick subjects you will actually use — contracts, agency, risk management, or a niche such as REO and HUD work.

Your license expires on the anniversary date shown on the license itself, two years after it was issued or last renewed. Renewal opens ahead of that date, and the education has to be complete and reported before you renew.
It is the six-hour course the Commission designates for the current cycle, covering the rule changes, disclosure issues, and enforcement themes it wants every licensee to hear. It cannot be substituted with electives.
The license lapses and you cannot practice. Tennessee allows reinstatement within a limited window on payment of late fees and completion of any outstanding education; past that window the path back is far longer. Do not let it lapse.
Approved providers report completions electronically. Check your own record rather than assuming — you can look up your credits and license status through the state's licensing system and CE Broker.
New affiliate brokers complete the 30-hour New Affiliate Broker course requirement tied to licensure. Confirm your specific first-cycle obligation with the Commission, because it depends on when your license was issued.
