Tennessee real estate exam day: what to expect

Short answer

You will schedule through the state's testing vendor, arrive early with valid government ID and your course completion certificate, store everything in a locker, take both portions under proctored conditions with an on-screen calculator, and get your result before you leave the building.

Scheduling

You book through the state's approved testing vendor after your 60-hour course is complete. Popular East Tennessee centers fill up, so book the date as soon as you are eligible — the deadline is what finishes the studying.

What to bring

Short list, but every item is a hard requirement. People get turned away for ID mismatches more than anything else.

  • Valid, unexpired government-issued photo ID with your name exactly as registered.
  • Your course completion certificate, if the vendor's handbook requires it.
  • Your registration confirmation.
  • Nothing else — phones, notes, watches, and bags go in a locker.

In the room

Check-in includes ID verification and often a photo. You test at a workstation with an on-screen calculator and scratch material provided by the center. The national and Tennessee portions are timed separately. You can flag questions and come back — do it, and do not burn eight minutes on one math problem.

Results

Scoring is delivered at the center before you leave. If you pass both portions you move on to fingerprinting, E&O, and your application. If you fail one portion, you only retake that portion — rebook it quickly while the material is fresh.

Questions people ask us

How early should I arrive?
Plan on at least 30 minutes before your appointment. Check-in takes time and late arrivals are commonly refused and forfeited.
Can I use my own calculator?
Generally no — testing centers provide an on-screen calculator and their own scratch material. Check the current candidate handbook before your date.
Do I get my score right away?
Yes, results are provided at the testing center at the end of your session.
What if I fail one portion?
You retake only the failed portion, pay that attempt's fee, and rebook. Passed portions remain valid for a limited window, so do not wait months.
